The Approach

My top-level strategy is pretty simple, I look for a specific type of property, add realistic value where its possible to pull out as much equity as I can whilst remaining at a safe leverage level to return good honest yields via an HMO setup that offers great Return on Capital Invested.

The properties I source are on market properties located in 3 locations with strong HMO rental demand, good transport links, and the local economy in the form of large employers and sufficient professional tenants that are at a point in their lives that they are co-living.

There is a lot of mediocre shared housing on the market but taking a tenant first approach I target the top 10% of the market attracting better tenants and better yields.

In order to focus efforts on an approach, we can scale it’s important that I have a firm set of rules around any potential investment. These are topline stats, each investor has a consultation and criteria then modeling is done to ensure the investment meets their needs!

Why Norwich

I am a firm believer in investing in what you know, this is why I invest in Norfolk. Personally I know the good areas and where to avoid (even though the house prices look too attractive to pass up)! ⁠

Norwich has seen its population grow 10% in ten years to 2018 with Much higher proportions of 18-49 years olds than the national average, the job density currently sits at 1.06 with houses priced well below the national average and the current rental demand exceeding the supply its a perfect place to deploy capital!

A sign of a good investor (in my opinion) is transparency, you should not be handing over any funds if your investor is not willing to sit down and talk you through the areas, the stock, and the strategy they are following! ⁠
